We do this because more buildings are built every year, and demolishing buildings when they get old or have problems isn’t practical.

Our founder’s unique blend of engineering expertise and condominium board experience guides our path to creating lasting value, one building at a time, with minimal fuss and maximum efficiency.

Our founder has a background in restoration engineering for existing buildings having spent seven years at a large national engineering firm. Additionally, prior to starting Goat Restoration, he successfully managed thousands of projects repairing existing buildings for another general contractor.
Lastly, he was a Board member for a condominium corporation for eight years, providing a unique insight into the choices owners and managers deal with every day. Combining these three roles allows Goat Restoration Ltd. to chart the course for any project type.

We work with many of the engineers and trades in the City. When and where it makes sense, we can connect you to these parties through our project management services. This route saves money by eliminating the typical general contractor mark up while still ensuring you receive exceptional service.
Below grade hot applied waterproofing for foundation walls and plaza assemblies, as well as thin waterproofing systems for parkades and balconies, and lastly expansion joints. These assemblies can be completely replaced or maintained to extend their service lives. We understand the technical features of these systems and when and why each are used.
Cladding repair and maintenance makes up the backbone of our envelope work. We are great at fixing the moisture barrier issues at dissimilar materials when during original construction one trade ends and another begins. When repair or maintenance isn’t possible, we offer cladding replacement services for low-rise and high-rise buildings including brick, hardie, composite, stucco, EIFS, aluminum, etc.
Our skilled tradespeople are equally familiar with repairing concrete building structures as they are repairing wood frame structures. Concrete structures degrade as the reinforcing inside corrodes, and wood rots when it can’t dry. Ideally small repairs can be completed prior to larger structural repairs ever being required.
To assess a building and how it’s performing, you sometimes need to remove the outer elements that are concealing the problem. We can help.
We are comfortable working at heights and have the knowledge and expertise to carry out these challenging tasks. Public protection and safe work plans are key to successfully working at height.
Windows and doors only perform as well as the moisture barrier tie-ins. Whether the window is at grade or thirty storeys up, we can help you with the replacement. Partnering with our suppliers we can install storefront, window wall, curtain wall, vinyl, wood, and fiberglass assemblies.
Concrete plaza topping, asphalt paving, landscaping, interlocking stones, allan block and concrete retaining walls, and much more.
If you have little maintenance type repairs, we can help with our jack of all trades people. And if we can’t do it in house, we have relationships with sub-trades.
